Six questions to answer before you write an LOI

01Rent roll vs. T-12

Does the rent roll tie to the trailing twelve months? I flag gaps before they become your problem.

02Real occupancy

Marketing sheets round up. I check the rent roll, concessions, and delinquency for the true number.

03Loss-to-lease

How far in-place rents sit below market — and how fast you can realistically close the gap.

04Taxes after the sale

A sale can reset the assessment toward the price. I estimate the post-sale tax bill in underwriting.

05Insurance & capex

Rising insurance, roofs, HVAC, and deferred maintenance — what's done, what's left, and what it costs.

06Debt & exit

Assumable loans, rate and term, and whether the deal still works at a realistic exit cap.

How it works

From buy box to closing

  1. Set your buy box. Unit count, price per unit, vintage, markets, value-add vs. stabilized, and return targets.
  2. Daily matching. Listed and off-market deals screened against your criteria. You only see the ones that fit.
  3. Underwriting you can use. Rent roll and T-12 review, tax and insurance reset, capex, and a realistic value range.
  4. Offer to close. LOI, contract, due diligence, lender and loan-assumption coordination, and every deadline.
